Who we are

Sunrise Master Planned Community spans an impressive 1,501 acres of development property, providing ample space for carefully designed residential and commercial areas. With a total of 5,200 units approved for construction, Corliss Management Group has been actively involved in permitting and selling over 3,000 single-family lots within the community, with an additional 900 lots in the permitting and development pipeline. At the final build out, the Sunrise Master Planned Community will provide up to 350,000 square feet of commercial space. The current Sunrise Medical Campus is situated on one of three approved commercial sites. The Sunrise Town Center will serve as the second commercial area within Sunrise and is actively being developed.

Sunrise also caters to the growing demand for multifamily housing options. Presently, there are 3 apartment complexes in the permitting and development pipeline. At completion, Sunrise will add 580 multifamily units which will accommodate a diverse range of residents. To create a well-rounded and enjoyable living experience, Sunrise offers an array of recreational amenities. For families and pet owners, there are 2 schools, 2 dog parks, and 7 playgrounds.

1983

Application submitted for Rainier Terrace Master Planned Community development.

1985

Final Environmental Impact Statement issued.

1986

County adopts Concomitant Zoning Agreement (CZA) for Rainier Terrace. New zoning ordinance adopted.

1987

CZA for Rainier Terrace approved, outlining master plans for various aspects of development.

1992

Amendments made to the CZA for Rainier Terrace.

1995

Sunrise property designated as Employment Based Planned Community (EBPC). Extension alignment approved.

1996

Addendum to Environmental Impact Statement issued. Request for Major Amendments submitted.

1997

Major Amendment to Sunrise Master Plan Decision made, transitioning to Planned Development District (PDD).

1999

Project status changed to Master Planned Community (MPC).

2001

Sunrise Development Corporation sold to Destiny. Concomitant Agreement terminated.

2005

Parcels sold to Emerald Ridge Property LLC.

2006

Application for 5-year update review submitted.

2008

Critical Area Master Plan approved. Application for Major Amendment submitted.

2009

Memorandum of Understanding regarding Traffic Mitigation established.

2010

Major Amendments approved.

2011

Legal documents finalized for property transfer.

2013

Restated Development Agreement submitted.

2015

Minor Amendment to Master Plan approved.

2016

5-year update and Minor Amendment approved.

2017

Plat alterations and Final Plat approvals granted.

2018

Final Plat approvals for various developments.

2019

Plat alterations and Preliminary Plat approvals granted.

2020

Final Plat approvals for residential developments.

2021

Extension of Development Agreement and Final Plat approvals.

2022

5-Year Update approved, Regional Park opened.

2023

Plat alterations and Final Plat approvals granted.
